Vacancy or Unoccupancy
Vacancy: No occupant, no furnishings
Unoccupancy: No occupant
Homeowners Insurance and Dwelling Fire Insurance coverages are affected by vacancy or unoccupancy, in accordance with policy terms and Massachusetts law. These restrictions include:
Fire or lightning damage is not covered after sixty days of vacancy.
Frozen plumbing or heating system or appliances are not covered unless heat is maintained in the building or the water is shut off and the system and the appliances are drained.
Vandalism or broken glass is not covered after sixty days of vacancy.
Unfortunately, it is not within our authority to change these policy conditions. We can, however, help you obtain coverage through a “Surplus Lines” company.
Vacant or Unoccupied houses are generally not eligible for coverage in the Massachusetts Property Underwriting Association (FAIR Plan).
Other situations often requiring “Surplus Lines” coverage:
Homes for Sale due to relocation; speculative homes; death of family member
